Smythen Farm cottages are architect designed and modernised being specifically planned and equipped for self-catering holidays at all seasons of the year and situated in an ideal location overlooking the sea to the coast of Wales, the picturesque Sterridge Valley and Exmoor. We are only a short distance from the Exmoor National Park, where wild deer and ponies are to be found, and the famous Lorna Doone Country. Berrynarbor (2 miles) has been the winner and runner-up of the Best Kept Village Award on a number of occasions. It has a community shop/post office, church and the Globe Inn. Surfing and pony trekking are all within easy reach.
All cottages are self-contained with own entrance door and tastefully furnished throughout. Large picture windows, double glazed, with magnificent sea and coastal views. Unlimited rolling countryside in an area designated by the National Parks Commission as being of outstanding natural beauty, within a coastal protection area, and also being on a scenic route.
All cottages have modern bathrooms with wash-basins, baths, showers & WC's and shaver points. Water is heated by immersion heater with airing cupboard, iron & ironing board. Kitchens have full size cookers, fridge freezers, stainless steel sink units and worktops; well equipped with china, glass, cutlery and cooking utensils, with toasters, coffee makers & microwaves - in fact, all necessities for a comfortable holiday whether staying in or eating out.
Lounges have comfortable seating, colour TV's, with DVD & video players. Heating is all electric. 13 amp power points. Electricity by £1 coin meters. All rooms are carpeted and have electric heaters. All beds with spring interior mattresses. Duvets, blankets and pillows provided. Bed linen hire available. On-site laundry room with automatic washing machine & automatic tumble dryer.
Smythen Farm Cottages has an enclosed playground for children with tree-house, large slide, wendy-house with kitchen and swings. Within the playground is a large games room with full size pool table, football machine and table tennis table. We also provide a bouncy castle and ball pond.
Free use of HEATED, COVERED swimming pool (28ft x 14ft, depth 1m-1.3m) ideal for all-weather use, set in a sun-trap enclosure complete with sun-loungers and tables and chairs.All children staying here are welcome to free pony rides with us, and all guests can enjoy walks over our land where badgers and deer are frequently to be seen and buzzards soar overhead. Dogs who are also on holiday here are welcome to take their owners for a walk in our 14 acre field! There is a small kickabout football pitch in the recreation field, and just down the lane there are beautiful forest walks, ideal for nature lovers.

Guests travelling on the M5 should exit at Junction 27, take A361 to Barnstaple, then take A39 towards Lynton & Lynmouth. Going straight ahead at traffic lights at North Devon District Hospital drive approximately 1/4 mile and turn left at road junction towards Ilfracombe on B3230.
Continue through Muddiford & Milltown and turn right at Lynton Cross and On-a-Hill Garage to Combe Martin A3123. Take the second left turning to Sterridge Valley at Brown Tourist sign to Smythen Farm Holiday Cottages.
After about 1/2 mile you will come to a sharp left-hand bend and see a large white house, with the entrance on the right-hand side. Please drive in slowly and observe site speed limits at all times.
