Welcome to our delightful cottages. Situated some 3 miles from Lynton within the Exmoor National Park, the hamlet is approximately 300 metres above sea level and sits astride the valleys carved by the East and West Lyn rivers. The area is farmed for its magnificent coastal scenery and the views from the cottages and grounds and the views from the cottages and grounds over Lynton, the Bristol Channel and The Gower Coast of South Wales are stunning.
West Lyn is the perfect base for walkers. Many walks start directly outside our cottages, and the South West coast path is just a five minutes’ stroll away. There are many other picturesque footpaths to explore across heather clad moorland, or in wooded and mysterious river valleys, that are the habitat of both red deer and otter.
Other activities in the area include pony trekking on Exmoor, and regular boat trips from Lynmouth cruise along the Heritage coast. Woolacombe beach is just 30 minutes’ drive away.
We can offer some exclusive fishing to residents on our private beach on the East Lyn Rivar at Watersmeet. Fish for salmon, sea trout and brown trout from spring through to autumn. A ghillie is available.
The cottages sit within many acres of grazing pasture, offering seclusion and tranquillity, yet only 50 metres from a quiet country lane, and within a few minutes walk of the nearest country pub. The twin towns of Lynton and Lynmouth, connected by the famous cliff railway, offer a large range of restaurants, cafes and pubs to suit every taste an pocket.
The cottages were converted from a stone barn 20 years ago, and were then completely refurbished in the winter of 2004. They provide comfortable, warm and modern accommodation, whilst retaining the character of the old barn. Fully equipped, they include colour televisions with video/DVD/CD/radio, washing machines, cookers and microwaves, baths with showers, and full central heating. There is garage parking and small gardens with picnic benches. Bed linen and towels are provided. Well behaved dogs are welcome at the cottages. We regret that smoking is not permitted in the cottages.

Leave the M5 motorway at junction 27 and take the A361 signposted barnstaple. Pass South Molton and at Aller Cross roundabout, turn right on to the A399 signposted Blackmoor gate. After 11 miles, turn right on to the A39 at Blackmoor signposted Lynmouth. Drive for 9 miles and on entering Barbrock, continue on the A39 towards Simonsbath. At the top of the hill pass the Beggars Roost public house and then turn immediately left where signposted to West Lyn Farm. You will reach us after 250 metres.
From Barnstaple railway station take a regular bus service to ynton vis Blackmore gate. Alight at Barbrook Post Office. Telephone the owners who will contact by car from this location.
